Why You Should Choose Setx Home Inspections by SETX Home Inspections

A house is probably the largest purchase you might ever make. Most people are not familiar with the workings of construction and all mechanical systems, thus it makes sense to invest in a professional home inspector that will provide you with as much unbiased information as possible about the house you are about to buy. A reliable home inspector will have completed extensive training before entering the field and continues to receive training to keep up with the dynamic environment of this field.

If you’re looking for certified and professional home inspectors, you need to put in a sufficient amount of research to find someone that matches your expectations. You also need to go through reviews you find online and speak to people who’ve worked with them.

At SETX Home Inspections, we are confident about the services we provide and will not shy away from giving you references. Besides, we will be happy to tell you why we are the top name in home inspection.

An open line of communication
I believe the best reason to choose me is my communication. When I’ve asked clients why they decided to use my services for their inspection needs, the answer is typically along the lines of “you took time to explain the process and asked questions, instead of just providing a simple quote and hanging up.” What I’ve often found is that people don’t understand the inspection process and only know that they want to understand the cost, but don’t know what else to ask.

Go local
Another reason I feel customers should choose me is that I’m local to all my clients. I’m located right here in Orange, TX, and am familiar with the type of homes that are built here and understand the environmental challenges associated with the gulf coast area. I support local businesses whenever possible, and am always available to answer questions. I also generally perform my inspections in the evenings and don’t like to tie up my clients’ time, sitting in their car waiting for me to finish. I want to be focused on the inspection, so I ask people to wait until the end, at which time they can show up and we’ll walk through the home together, discussing any significant findings and answering their questions.

Favorable reviews
Another reason people have stated they used me is because of my five-star reviews on Google and Facebook. People want to know they can trust me and see what other people have to say about the service I perform. It’s not always easy to give everyone the level of service they expect, because some think it is about testing HVAC refrigerant pressure, and inspecting the interior of the drain pipes with a camera, neither of which I’m licensed to do because those are special services requiring licenses so it’s important to explain what I’m offering so their expectations are in line with what I’m providing and they are not surprised with answers such as “that’s not what I do” at the end of the process, which can leave dissatisfied customers.

Well placed trust
I feel that when people are hiring me, they are placing a tremendous amount of trust in me, so I always inspect each home the same as all the others. Often people ask if I can perform a certain type of inspection, such as those required for VA lending purposes (VA loans tend to be stricter for homes that need repairs). I do not change my methods, and my inspection process for conventional loans, cash purchase, HUD, or VA lending methods are all the same. I tell people that I inspect each home as though I were buying it for my mother or a family member. I tend to be thorough but practical in my explanation of issues; new homes should have minimal issues, and older homes are generally more issue-prone due to building codes and methods that weren’t as stringent as they are today, so my explanation of any issues is related to the Texas Standards of Practice, with an explanation of building practices over the years.

Building lifelong relationships
Lastly, I want to develop friendships, not just business relationships that last. I want people to be comfortable with me and if they see me around town, to be comfortable with saying hi and commenting on how the home ownership is going. I’m extremely proud of the relationships I’ve built over the years with my clients and hope they have always been comfortable with me and my inspection services.
